was formed with the sole purpose of specializing in the brokerage of office space. Many commercial real estate brokers work multiple fields such as land, retail, industrial, and investment brokerage. Charlotte’s market is now too large for a broker to be proficient in every field. By specializing in just one field, OFFICE PROPERTIES best serves its clients by completely understanding what space is available and what types of deals are being negotiated.
Helping clients locate the right office space:
Recently, an upstart internet service provider company came to us requesting office space that would reflect a progressive image and provide a fun environment for its employees. We found just the right type of office space in Charlottes progressive South End area. The space was a refurbished loft-style historic building with exposed brick walls, exposed wood beams, and a mostly an open floorplan.
The problem was that a five year lease was required and the company expected to grow too fast to commit that long. We searched our database and found a similar space in the up-and-coming NFL Stadium area that was available for sublease, but the term was too short. Not willing to give up, we negotiated an extension with the Landlord to bring the term to three years, thus meeting all the goals of the client. |
